A Level 2 HomeBuyer Report is a mid-level survey suited to conventional, well-maintained properties built after 1900. It uses a traffic-light rating system to flag condition issues and includes a market valuation. It's our most popular survey for flats and modern houses in Battersea.
A Level 3 Full Building Survey (formerly a structural survey) is the most comprehensive inspection available. It's strongly recommended for older properties, those in poor condition, non-standard construction, or where you plan major works. For Victorian terraces — which make up much of Battersea's housing stock — we often recommend this level of inspection.
The inspection itself typically takes between 2 and 4 hours, depending on the size and complexity of the property. A one-bedroom flat will take less time than a five-bedroom Victorian terrace with a cellar and outbuildings. Your written survey report will be delivered within 3–5 working days of the inspection.
Your mortgage lender will carry out a basic valuation, but this is done purely to protect the lender — not you. It often takes only a few minutes and won't identify structural defects, damp, or other issues.
